Carpet pre-installation guide


  • Moving of furniture (no pianos, organs, grandfather clocks, waterbeds or pool tables) – Subcontract installers will move furniture in your home if you choose. Great care will be taken not to cause damage to your furniture, walls or trim. Items that you move would include: glass lamps, china or any other breakables. Irreplaceable heirloom items must also be moved to a safe area of the house prior to installation. Gas appliances and toilets must be removed and reset by qualified personnel and is/is not part of this proposal.
  • Walls & Trim Scratches – Subcontract installers are cautious when working around the perimeter of your rooms. However, carpet backings are very abrasive and even with the greatest of care some slight scratching can be expected. For walls, use leftover paint to do touch-ups. For trim, use either varnish or paint to restore the trim’s finish. Material and labor for touchup is not provided under this contract.
  • Seams – Dugan’s subcontracts labor to only the most qualified installers to ensure the best installation. Our installers use the most modern cutting and seaming techniques in order to minimize the appearance of seams. If your job requires seams, they will be put together properly. Understand, a proper seam can be built and still be visible on all styles of carpet. Some constructions tend to show more than others.
    • Note: lightly colored carpets, Berbers and Saxony carpets are more subject to show seams.
  • Roll Crush – Roll crush is a temporary flattening of the carpet pile. It causes distortion in the carpet’s color, texture and pile height. Roll crush is in almost all cases corrected with your help. Vacuum your carpet regularly. Roll crush does not occur frequently but does arise once in a while. Avoid vacuuming the same way every time. Vacuuming from the four compass points will help the carpet to blossom as quickly as possible. However, the best way to correct roll crush is to be patient with your new carpet. Roll crush will usually be corrected within six months with regular vacuuming and the introduction of humidity.
  • Wrinkles – Avoid scooting heavy objects across the surface of the carpet (couches, love seats, dressers, etc.) and rolling heavy objects across the carpet (refrigerators, beds, chairs, etc.). Both can cause the backing to overstretch and eventually result in wrinkling. It can also be caused by seasonal humidity changes, inadequate cushion or delaminating. The subcontract installer on your job will correct wrinkles in the carpet for a period of one year from the date of installation at no charge. Charges for re-stretching carpet after the one-year period will apply and be quoted to work performance on a job basis by the installer.
  • Fading – Science has yet to develop a dye system that will not fade with time. All carpets will slowly lose some color due to natural and artificial forces in the environment. This can be delayed by: 1) Frequently removing dirt by vacuuming; 2) Regularly changing air filters in the heating and air conditioning systems; 3) Keeping humidity and temperature levels from getting too high; 4) Reducing sunlight exposure with window coverings or sunlight filtering materials.

Periodic Cleaning


For most all residential warranties to apply, professional cleaning is required between every 18-24 months. NO RUG DOCTORS.
Advantages of professional hot water extraction:
  • The vacuum system allows immediate removal of moisture, cleaning solutions and loosened dirt
  • Detergent buildup in the pile, which contributes to re-soiling, is reduced
  • Minimum pile distortion or texture change occurs because mechanical brushing is not involved
  • Revitalizes the twist – the yarn memory returns to original state
Risks of doing it yourself/Rug Doctor
  • Over-wetting can cause shrinkage, rapid re-soiling, mildew and delaminating = wrinkles
  • Inadequate drying before allowing the return of general traffic
  • Inappropriate or excessive use of high alkaline (above pH10) detergents
  • Hot water may set many spots and stains beyond redemption. Spots should be removed before hot water extraction

Hardwood flooring pre-installation guide

  • Scratches – Are very likely to occur over time on your hardwood surface. Use wood stain of similar color and polyurethane with the appropriate sheen level for your repair. At any time you need to do a repair, one of our Dugan’s associates can help you with the materials selection and application tips for best results.
  • Fading – As with other household furnishings including furniture, carpets, wallpaper and curtains, repeated exposure to direct sunlight may cause discoloration to your hardwood surface. The use of drapes or blinds to block direct sunlight will slow the fading effect.
  • Aging – Hardwood flooring changes color as it ages.
  • Area rugs – Stains may occur from rubber backings and/or dyes used in many floor mats. The absence of direct light under the area rug may cause your floor to change color at a different rate to adjoining hardwood over time.
  • Loss of gloss – Hardwood surfaces in high traffic areas and around chairs that are frequently moved will suffer a natural gloss reduction as the finish film is abraded. Keeping the floor clean from dust will help to prevent those particles from being ground into the surface and furthering the gloss reduction process.
    • Tip: Gloss reduction tends to be less noticeable on products with lower luster finishes.
  • Water – Do not clean your hardwood with water. Water can cause damage to the wood and to the topcoat finish. Be aware of the potential for damage to hardwood flooring in wet areas (kitchens, utility, bathrooms, entryways, etc.)
  • Gaps between boards – As wood expands and contracts with changes in temperature and humidity, small gaps can appear and are a natural characteristic of hardwood flooring.
    • Note: engineered hardwood products are more dimensionally stable than solid plank products and tend to gap less over time.
  • Narrow heeled shoes – Can cause permanent indentions in hardwood surfaces and are not covered by the manufacturer’s warranty.
  • Furniture rest protectors and felt – Use appropriate sized felt pads under all table and chair legs.
    • Note: Try to lift rather than scoot heavy objects across the hardwood even with felt pads underneath.
  • Roller/Casters – Will cause premature wear to the floors finish and are not covered under the manufacturer’s warranty.
  • Cleaning – Dugan’s has an alcohol-based cleaning product that is manufacturer compliant and will keep your floor clean and free from buildup.

Laminate flooring pre-installation guide


  • Moving of furniture (no pianos, organs, grandfather clocks, waterbeds or pool tables) – Subcontract installers will move furniture in your home if you choose. Great care will be taken not to cause damage to your furniture, walls or trim. Items that you move would include: glass lamps, china or any other breakables. Irreplaceable heirloom items must also be moved to a safe area of the house prior to installation. Gas appliances and toilets must be removed and reset by qualified personnel and is/is not part of this proposal.
  • Seams – Lightly colored laminates in both wood and tile designs are more subject to show seams.
  • Future repairs – If laminate flooring is damaged, individual pieces can be extracted and replaced. The integrity of the floor can be restored but visually the repair may be noticeable.
  • Cleaning – Use the manufacturer’s concentrated cleaner mixed to correct proportions with distilled water.
  • Flooding – Excessive amounts of water can cause permanent joint swelling damage of the product that is not covered under the manufacturer’s warranty.

Vinyl flooring pre-installation guide

Great care will be taken not to cause damage to your furniture, walls or trim. Items that you move would include: glass lamps, china or any other breakables. Irreplaceable heirloom items must also be moved to a safe area of the house prior to installation. Gas appliances and toilets must be removed and reset by qualified personnel and is/is not part of this proposal.
  • Seams – Dugan’s subcontracts labor to only the most qualified installers to ensure the best installation. If your job requires seams, they will construct according to your manufacturer’s guidelines and industry standards.
    • Note: Patterns with lightly colored grout lines, rock patterns without grout lines and pattern-less goods are more subject to show seams. For future reference, have a qualified installer inspect all seams every couple of years to determine if seam sealer should be re-applied.
  • Fading – As with other household furnishings including furniture, carpets, wallpaper and curtains, repeated exposure to direct sunlight may cause discoloration to your vinyl surface. The use of drapes or blinds to block direct sunlight will slow the fading effect.
  • Area rugs – Stains may occur from rubber backings and/or dyes used in many floor mats. The absence of direct light under the area rug may cause your floor to change color at a different rate to adjoining hardwood over time.
  • Loss of gloss – Vinyl sheet goods in high traffic areas and around chairs that are frequently moved may suffer gloss reduction. Gloss levels will be reduced if the floor is scratched or abraded. Your vinyl sheet good manufacturer produces restoration products to help with loss of gloss issues.
  • Approved underlayment – Dugan’s will provide underlayment for your job if necessary and will be vinyl manufacturer compliant. Approved underlayment will eliminate the possibility of staining the vinyl due to tannin acids and stain-causing adhesives found in non-compliant products. No warranty claims will be made for the issue of staining if non-compliant underlayment is used.
  • Narrow heeled shoes – Can cause permanent indentions in vinyl sheet goods and are not covered by the manufacturer’s warranty.
  • Furniture rest protectors – See the manufacturer’s recommendations for the appropriate use of furniture protectors over your vinyl sheet floor.
  • Rip, gouge, tear and pierce – Are considered as accidental abuse of the product by the manufacturer and are not covered under the manufacturer’s warranty. Most often, our subcontract installers can repair the vinyl to a sufficiently correct situation.
  • Cleaning – Use the manufacturer’s concentrated cleaning solution mixed with distilled water to keep floor clean and free from detergent buildup.
